San Diego MLS will begin utilizing a new database integrity software program called Listing Data Checker (LDC) on Wednesday, February 17, 2016! This software is designed to identify listings with possible rules violations and subsequently sends an auto-notification email to the listing agent and their broker requesting correction of noted infraction(s). Utilizing an automated system is an impartial application that reduces the number of violations in the system while also decreasing those reported by Subscribers.
Please note, LDC will be monitoring the MLS for the following:
Room Size Dimensions. Room size dimensions are required at the time the listing is entered and saved.
Photograph Requirements. One front exterior photo or rendering of the dwelling is required within 72 hours of entering and saving the listing.
Misuse of Remarks. Remarks and Supplemental Remarks should be limited to the physical characteristics of the property.
Additionally, please note the following Rules Update: Disclosures and disclaimers such as "Buyer to Verify" and "As Is" are not permitted in remarks, supplemental remarks and/or confidential remarks.
As a reminder, Confidential Remarks can include the following language and/or disclaimers:
Agent contact information, showing instructions, Open House information, required language for Lender Approval Listings, reference to unconditional compensation, and/or bonuses offered to cooperating broker.
