Why Investors Sell: 10 Motivations Every Agent Should Know is an informative session designed to help REALTORS® recognize the financial, personal, and property-related factors that motivate real estate investors to sell. Led by Adam Nishikawa, a seasoned San Diego area real estate expert with over a decade of industry experience and eight years specializing in 1031 exchanges, this class explores ten common investor motivations, including depreciation, rising ownership costs, passive investment opportunities, cash-on-equity returns, legal exposure, out-of-state investing, changes in ownership, family considerations, and portfolio diversification.
Participants will learn how to identify potential selling opportunities, recognize when investors may be considering a change in strategy, and better understand the considerations that influence investment property decisions. The session also introduces concepts such as reverse exchanges, Delaware Statutory Trusts (DSTs), and 1031 exchanges, helping REALTORS® become more knowledgeable resources when working with investor clients.
