Understanding Disclosures: Protecting Yourself and Your Clients is a practical, risk-focused course designed to help REALTORS® better understand their disclosure responsibilities, recognize potential areas of liability, and confidently guide clients through important transaction decisions. This session highlights both legally defined disclosure requirements and situations where broker duties may be less clearly defined.

Led by real estate attorney, broker, and risk management expert Spencer Lugash, the class will explore key disclosure and advisory forms, including the Agency Disclosure, Non-Contingent Offer Advisory, Buyer’s Investigation Advisory, TDS, insurance, HOA, and statutory advisories. Participants will also learn the importance of documenting when buyers decline recommended investigations and recognizing when an issue falls outside a REALTOR®’s expertise.

With an emphasis on practical application, risk management, and client protection, this course will help REALTORS® make better-informed decisions, communicate appropriate information to clients, and know when to refer legal, tax, or other specialized questions to qualified professionals.
